House for Sale

These are pictures of our house, which is up for sale, along with our gite, La Source Tranquille.

We bought the house in 2010 with our two kids who were 13 and 9 at the time so they really got to grow up here. One of the first things we did was to convert part of the outbuilding and turned it into a gite – details of which you can see in the rest of this website. This gite is classified as 4*, and has consistently earned us enough money to effectively run the house!

For the house itself we have gradually renovated the ground floor and first floor over the years we have been here using professional artisans. We have rewired it, including adding satellite feeds into 6 rooms along with internet cabling. We replaced the boiler with a gas condenser model in 2011, and we have gradually replaced all of the windows and doors with wooden double glazed units.

As it currently stands the house has a guest bedroom on the ground floor with en-suite shower (perfect for grand parents), two reception rooms, one we have as a salon with working fireplace, the other as a large TV room, a dining room, a coat room and a kitchen. The next floor up (first floor, or second floor if you’re north American) we have a parental suite with dressing room and en-suite bath and shower, plus two more double bedrooms and a bathroom plus wc the kids had, plus a further bedroom we use as a study.

We haven’t renovated the top floor but there are a further 5 bedrooms and a bathroom plus a large open space we use as a gym, plus a large storage area. The loft space is insulated.

In the garden the outbuilding is around 80m long, divided into separate spaces with plenty of storage on two levels. We’ve converted one area into a games room and one end into the 2 bedroom gîte – as seen on this website. The garden is around 3500 sqm, completely walled with plenty of parking. There is a spring fed pond which feeds a waterfall leading into a small river running through the garden. There is almost complete privacy. There is a small house where we store garden furniture behind which is a deck which is currently used by guests in the gite.

The centre of the town (Mouy 60250) is only 400m away with its 5 bakeries, 2 butchers and a small supermarket as well as a pharmacy. There are also banks, a tabac, pizza restaurants and many other facilities. There’s a local doctor and a laboratory a few minutes walk away too.

There are a number of schools for all ages and buses to the local lycée for older children.

The train station is a 10 minute walk away with a connection in Creil to get you into Paris Gare du Nord in 55 minutes or so. Paris CDG is 45 minutes and the channel is 2 hours drive. Nearby towns of note are Beauvais and Senlis with their cathedrals,  Chantilly with its chateau and racecourse – all within 25 minutes.

We have lived in and loved this house for over 14 years – our children have grown up here. However our daughter now lives in the UK and our son, now 23, will leave the nest soon, so the house is really too big for us! I have had to take early retirement from work for health reasons which has also meant keeping up with the garden has been more difficult. With this in mind we will move as soon as we sell – into rented accommodation to start as we don’t yet know where our son will find a job; whether it will be in France or in the UK.

I have attached floorplans of the three floors above. The house is 420 m2 and the ceiling height throughout is just over 3m.

On the top floor we haven’t yet replaced the windows, nor redone the wiring. The decoration also needs redoing and the bathroom would need replacing to taste if you wanted to! We have renovated the ground floor and the first floor.

Should you decide to renovate you would gain five bedrooms and a bathroom along with the large sitting area in the middle (currently used as a home gym!)

Heating is via gaz de ville (mains gas) – we replaced the ancient gas boiler in 2011/12 along with the whole hot water system and it has been serviced every year since. The new system is via  gas condensation boiler of 72kW and it supplies heating via radiators in every room. The radiators are the original large iron type – we have replaced them in the two salons with the same style so far! The gite in the outbuilding is heated completely by electric heaters.

As a rough approximation we pay 520€ per month for gas, 310€ per month for electricity (including heating the gite which is all electric) and 94€ for water plus around 270€ a year for water for the gite.

The roof is slate tiles. It has not been renovated by us as it is in a good state. We have replaced the zinc around two of the chimneys when they linked and we are in the process of replacing the zinc around two of the windows in the roof that have some signs of leaking. The roof of the gite was replaced in 2011 but the rest of the outbuilding will need replacing it you are going to renovate that.

The gutters were replaced two or three years ago along with all of the downpipes.

The roof space was insulated 3 years ago with a thickness of 320mm. The walls are of variable thickness, from 23-45cm thick. The floors are not insulated.

We have replaced all of the windows and all of the exterior doors on the ground and first floors with wooden framed sealed double glazed units over the last 10 years or so as we could afford it! It has made a huge difference to heating costs, reducing them by about a third.

We do not pay taxe d’habitation as this is our primary residence. Tax fonciere is currently 6500€ a year.

We have only painted the guardrails on the windows a couple of years ago. The windows still look as new as they are still new! The shutters need repainting.

The only works to be done are a matter of choice should you choose to renovate the top floor, and/or the rest of the outbuilding. We have redecorated a  lot of the rooms but some would benefit from redecoration/updating to your taste.

I do it myself (as you can tell by the number of weeds currently!)

Yes we have 1Gb fibre optic internet, and a good mobile signal. There are satellite points and internet sockets in the two salons, the kitchen and the bedrooms,
